Title search and examination
Our examiners search the chain of title back through prior conveyances and review the property's recorded history at the county Register of Deeds. We identify outstanding mortgages, judgments, tax liens, easements, restrictive covenants, and any other encumbrances that could affect ownership. Issues are flagged early so they can be cleared before closing instead of derailing it.

Service 02
Title insurance
We issue Owner's and Loan policies through First American Title Insurance Company, one of the country's most established underwriters. Policies are filed with the Michigan Department of Insurance and Financial Services. Title insurance is a one-time premium paid at closing and protects you for as long as you own the property against covered defects discovered after closing.

Service 03
Escrow services
Escrow funds sit in a federally regulated trust account with strict reconciliation procedures. We coordinate funding from lenders, manage seller payoffs, and disburse proceeds and commissions at the closing table. Every wire is verified by phone before transmission to protect against fraud.

Service 04
Closing coordination
From the moment we receive the order, a dedicated closer coordinates with the agents, lender, buyer, seller, and any third parties. We schedule the closing, prepare the closing disclosure with the lender, and host you at our office or arrange a mobile signing if needed.

Service 05
Document preparation
Our team prepares warranty deeds, quit-claim deeds, settlement statements (the Closing Disclosure or ALTA Settlement Statement), real estate transfer affidavits, principal residence exemption forms, and all closing-day affidavits. Documents are reviewed against title commitments, lender instructions, and county recording requirements.

Service 06
Post-closing services
After closing, we record the deed and mortgage with the county Register of Deeds, disburse net proceeds, payoffs, commissions, and recording fees, and issue final Owner's and Loan policies to the buyer and lender. Fully recorded documents are returned to the parties as soon as the county releases them.

Underwriter
Backed by First American.
All title insurance policies issued by Allegiance Title Agency are underwritten by First American Title Insurance Company, one of the largest and most established title underwriters in the country with more than 130 years in the industry. Every policy we issue is filed with the Michigan Department of Insurance and Financial Services in accordance with state requirements.
If you purchased or refinanced the same property within the last ten years, a reissue credit may apply to your Owner's policy premium. Depending on how recently the property was last insured, this credit can reduce the Owner's premium by roughly 30 percent. Ask about eligibility when you open your order and we will check the prior policy record.

All policies conform to Michigan-approved rate schedules and forms.
Reissue rate available
Recent owners may qualify for a ~30% premium reduction on the Owner's policy.
