How it works
Two policies, one closing.
Owner's policy
Protects the buyer's ownership stake against covered title defects, liens, and ownership disputes that may exist before closing. One-time premium paid at closing. By Michigan custom this is paid by the seller. Coverage lasts as long as you own the property.
Lender's policy
Required by every mortgage lender. Protects the lender's interest in the collateral, not the buyer's equity. Paid by the buyer at closing. When issued at the same closing as an Owner's policy it qualifies for a reduced simultaneous-issue rate.
2-year reissue rate
When the property was last insured by First American within the previous 24 months, the Owner's policy may issue at a significantly reduced premium. Tell Allegiance early in the order so we can verify eligibility on the prior policy.
